Columbus Hospital Development

Ald. Daley and community leaders successfully negotiated a strict Planned Development and comprehensive community agreement for the redevelopment of the Columbus Hospital property in 2002.  Prior to the agreement Ald. Daley downzoned the property from R7 to R6.  MB Real Estate purchased the property and development plans and have begun work on the project.  The Planned Development Ordinance and Community Agreement are in effect.   The Planned Development was crafted for a relatively low density (within the limits of R5 zoning) project with setbacks and height limits negotiated to respect sightlines and view corridors of neighboring buildings. 

The community agreement covers construction hours, environmental remediation, rodent abatement, a traffic improvement contribution, and the allocation of 50 parking spaces for residents on Deming and St. James that are displaced from the street during construction.  The community agreement also requires the developer to maintain a website to inform neighbors of construction activity and alerts.
